FAQ
Frequently Asked Questions
Straightforward answers about home inspections for buyers, homeowners, and sellers in the Lowcountry.
What is a home inspection?+
A home inspection is a visual evaluation of a home's readily accessible components and systems at the time of the inspection. Its purpose is to document observed conditions so you can understand the home and make informed decisions.
What does a home inspection include?+
Typically the structural components, roofing, exterior, electrical, heating and cooling, plumbing, interior, and attic and insulation — as visible, accessible, and applicable to the home. The specific scope and limitations are described in the inspection agreement.
How long does an inspection typically take?+
Duration depends on the size, age, and condition of the home and how accessible its components are. Solid Rock works methodically rather than to a fixed clock, and can discuss expected timing when the inspection is scheduled.
Can I attend the inspection?+
Yes, clients are welcome to attend. Let Solid Rock know in advance so timing can be arranged.
Should I attend the inspection?+
It's not required, but many clients find it valuable. Seeing a finding in person often makes the report easier to understand, and it's a good opportunity to ask questions about the home.
When will I receive my report?+
The digital report is delivered after the inspection is completed and findings are documented. Expected timing is discussed when the inspection is scheduled.
Can homeowners schedule an inspection?+
Yes. Homeowners who are not buying or selling often request an inspection to understand their home's current condition, plan maintenance, and catch issues before they grow more costly.
What happens if you find a problem?+
Observed conditions are documented with photographs and explained in the report, typically with a recommendation to repair, monitor, or seek further evaluation from a qualified specialist. The report is meant to inform, not alarm.
Does the inspection include inaccessible areas?+
No. Areas and components that are concealed, blocked, or not safely accessible at the time of the inspection are not inspected, and the inspection does not involve destructive testing. Any such limitations are noted in the report.
