Overview
What a Home Inspection Is
A residential home inspection is a visual evaluation of the readily accessible components and systems of a home at the time of the inspection. The purpose is to document observed conditions and help you understand the home clearly.
Inspections do not include destructive testing, and components that are concealed, inaccessible, or not safely reachable are not inspected. Conditions can also change after the inspection date.
The full scope and limitations of the inspection are described in the inspection agreement provided before work begins.
Scope
What Is Generally Evaluated
Coverage varies by home and by what is visible and accessible on the day of the inspection.
Structural
- Visible foundation components and observed conditions in readily accessible areas.
- Framing and structural elements where visible, including crawl space or basement areas when accessible.
- Observed signs of movement, moisture intrusion, or damage in visible locations.
Roofing
- Roof covering materials, as visible from readily accessible vantage points.
- Flashings, penetrations, and roof drainage components where visible.
- Observed conditions that may warrant repair, further evaluation, or monitoring.
Exterior
- Wall coverings, trim, eaves, and attached exterior components, as applicable.
- Walkways, driveways, steps, decks, porches, and railings that are readily accessible.
- Grading and drainage conditions adjacent to the home, as visible at the time of inspection.
Electrical
- Service entrance components and accessible panel interiors, where safely removable.
- Visible branch wiring conditions and overcurrent protection devices.
- A representative number of switches, receptacles, and installed lighting fixtures.
Heating & Cooling
- Installed heating and cooling equipment, operated using normal operating controls when conditions permit.
- Visible distribution components such as accessible ductwork, registers, and returns.
- Observed conditions, apparent equipment age indicators, and visible maintenance concerns.
Plumbing
- Visible supply and drain, waste, and vent piping in accessible areas.
- Water heating equipment, related venting, and safety components where visible.
- Accessible fixtures, functional flow, and functional drainage.
Interior
- Walls, ceilings, floors, stairways, and railings that are readily accessible.
- A representative number of doors and windows, operated where accessible.
- Permanently installed appliances and components, as applicable to the inspection scope.
Attic & Insulation
- Accessible attic areas, observed from readily accessible locations.
- Visible insulation type and general conditions, as applicable.
- Visible ventilation components and observed moisture-related conditions.

Inspection of one detached garage, workshop, or other substantial accessory structure. Applies to substantial structures such as detached garages or workshops — not small storage sheds.

Pool & Spa Inspections are visual inspections of readily accessible components. They do not include pressure testing, destructive testing, underground plumbing leak detection, water chemistry analysis, or repair estimates. Findings are documented in the inspection report with photographs when appropriate.
